The climate problem

Chattanooga and North Georgia sit in the Tennessee Valley, where summer humidity regularly runs high for months at a time. Homes built with traditional vented crawlspace foundations were designed decades ago on the assumption that venting outside air in and out would keep things dry. In a humid climate, that assumption backfires — vents pull warm, moisture-laden outside air directly into the crawlspace, where it hits cooler surfaces and condenses.

Put those two factors together — humid vented air coming in from outside, and constant ground moisture rising up from clay soil below — and you get a crawlspace that stays damp almost year-round, even in homes that look fine from the outside. Over time that moisture leads to musty odors reaching the living space, mold on floor joists, wood rot, and higher energy bills as your HVAC fights the added humidity load.

What actually fixes it

The fix is not more ventilation — it is sealing the space off from outside humidity entirely. That means a heavy-duty vapor barrier on the ground, sealed foundation vents and walls, and in most cases a right-sized dehumidifier to hold indoor crawlspace humidity in a safe range year-round regardless of what is happening outside. Older homes with older vented foundations tend to see the biggest improvement, since they were never designed with this climate’s humidity in mind.

Drainage matters too. If clay soil is actively holding water against your foundation, an interior drain system or sump pump alongside encapsulation keeps that water moving away from your home instead of pooling under it.
