What actually moves the price
Square footage is the biggest factor — a 1,200 sq ft crawlspace costs less to seal than a 3,000 sq ft one, simply because there is more surface to cover in liner and more perimeter to seal.
Existing damage matters too. If there is standing water, sagging joists, or rotted wood under there, that repair work gets priced in before encapsulation even starts. A crawlspace that has been neglected for years almost always costs more to fix than one caught early.
Drainage and dehumidification are add-ons, not part of a base vapor barrier install. If your crawlspace floods after heavy rain, you likely need an interior drain system or sump pump alongside the encapsulation — that is a separate line item.
Access is an underrated cost driver. A crawlspace with a tight 18-inch entry point and low clearance takes our crew longer than one with a walk-in door, and that labor time shows up in the price.
Typical price ranges by scope
Vapor barrier only (no drainage, no dehumidifier, minor prep): often the lowest end of the range, sometimes under $5,000 depending on size.
Full encapsulation (heavy-duty sealed liner, sealed vents, insulation where needed): the $5,000-$15,000 range covers most homes in our area.
Full encapsulation plus dehumidifier and/or interior drainage: pushes toward the top of that range or slightly above it, especially on larger homes with active water intrusion.
